Better data, better outcomes for tenants

Systemic challenges need strategic responses

Housing associations and property management organisations are responsible for the homes and wellbeing of millions of people. Getting value from data in this sector is not just about operational efficiency; it directly affects tenants’ lives, from the speed of repairs to the safety of buildings. We work with some of the largest housing providers in the country, including Peabody, the Hyde Group, Platform Housing and Poplar HARCA, helping them use data analytics, machine learning and AI to make better decisions for their residents and their organisations.

Reality Check

Housing associations hold enormous amounts of data across repairs, tenancy, compliance, finance and neighbourhood management, but much of it sits in disconnected systems with patchy quality. Regulatory demands are intensifying, from the Social Housing Regulation Act and Awaab’s Law to annual SDR submissions and the Building Safety Act.

Demand for housing continues to outstrip supply, putting pressure on the entire value chain. At the same time, tenants rightly expect better service, faster repairs and safer homes. The organisations making progress are those building trusted housing data platforms and using predictive analytics to get ahead of problems rather than reacting to them.

The Red Olive Approach

We help housing providers see problems before they escalate. From predictive models that forecast repairs and identify damp risk, to dashboards that give neighbourhood teams a real-time picture of their patch, we build solutions grounded in how housing organisations actually work.

Solutions for Property

  • Predictive Repairs and Maintenance

We build machine learning models that forecast repair demand and predict where issues such as damp and mould are likely to arise, enabling proactive intervention before problems escalate. Our pilot with Platform Housing used predictive modelling to forecast repair volumes and optimise resource planning across a 46,000-home portfolio.

  • Neighbourhood Insight Dashboards

We create interactive Power BI dashboards to give neighbourhood, operations and management teams integrated insights, replacing fragmented spreadsheets with consistent, actionable data.

  • Income Recovery and Arrears Management

We develop predictive models that help income teams identify and prioritise complex arrears cases, targeting intervention where it will be most effective. Our models can predict tenants likely to lodge complaints with an 80%+ success rate, enabling organisations to act before issues escalate.

  • Compliance and Regulatory Reporting

We help housing providers meet reporting requirements for SDR, the Building Safety Act and ESG frameworks, building the data foundations needed for reliable, repeatable compliance reporting.
